EarthCraft Rentals and related LLC resident approval process. Application forms are completed through a secure online web based application. Processing will commence upon receipt of earnest money equal to the rent amount. Earnest money will be applied to first month rent if approved. Security deposit will be due upon lease signing. Disapproved applicants will receive a full refund of their earnest money. Our housing approvals are a competitive process with consideration given to the following in descending order of importance: • Ability to pay • Anticipated reliability o Reliability history  Payments  Security deposit refunds o Quality and stature of references including past landlords and employer • Quality of housekeeping • Overall return on tenancy o Rent payment amounts o Move-in timing o Utility payment regime o Anticipated term of tenancy o Administration burden Ability to pay follows the following formulas • Housing costs including utilities ≤ 30% of income • Housing + Transportation costs ≤ 45% of income • Housing, Transportation,Debt & Expense payments ≤ 80% of income Source of payments is not a consideration once reliability is established i.e. student loans, familial assistance and vouchers are acceptable considerations in ability to pay. Voucher recipients are encouraged to apply without earnest money requirement nor application fee. Management will seek no cost assistance for administration burden. Management will not make property improvements unless required by statute. Delays in occupancy may result in loss of the unit to an applicant with better overall return on tenancy. Lack of credit is not an inhibition to approval. Rather responsible use of little credit or avoidance of credit altogether is seen as an indicator of responsibility. Bad credit is of course an inhibition with weight of consideration given to the following in descending order of importance with monetary amounts having a multiplying effect i.e. large amounts of utility bad debt might be equivalent to small amounts of installment bad debt. • Housing payments • Tax payments • Installment payments • Revolving payments • Utility payments • Medical payments

Please allow 8 days for delivery+ holidays. Mailing of rent does NOT constitute payment. It is your responsibility to ensure payment.

Tenants are responsible for all utilities. If landlord bills the tenant for utilities, a $50 processing fee will be charged.  Sewer and sanitation for all properties is billed by landlord.
